Williams and Rachel Williams, his wife, of the first part, and Tolliver Kerns of the second part, Witnesseth, that said parties of the first part in consideration of $230.00 paid and to be paid as follows, of $115.00 cash in hand paid, and the remaining $115.00 due and payable on the 1st day of March 1885, the receipt of the first payment and the promissory note for the deferred payment are hereby acknowledged, have this day, and do by these presents grant, bargain, sell, and convey unto the said Tolliver Kerns the following described real estate, viz: a certain tract of land lying on the waters of Cassady Creek, Nicholas Co., KY, and bounded as follows, to wit; Beginning at J. D. Shrouts and R. R. This indenture, made this 4th day of March 1892, between D. W. Myers and his wife, Lucy H. Myers of Nicholas County, Kentucky, parties of the first part and E. F. Williams of the County and State aforesaid party of the second part Witnesseth; That in consideration of three hundred dollars ($300) cash in hand paid by the second party, the parties of the first part have bargained and sold, and do hereby give, grant and convey unto the party of the second part, and his heirs and assigns, the following described land with all the improvements thereon - lying in Nicholas County, Kentucky in the waters of Cassady Creek, between the Maysville and Lexington Rail Road and the Carlisle and Park’s Ferry Turnpike Road and known as the “Grocery House and lot” of Benjamin Myers decd and bounded on the West by the lot of Dr. A. H. Durrum and other two side by said railroad and Turnpike running to the junction of the two roads on the east. It being the same property conveyed to the said D. W. Myers by James Crin and wife by deed bearing date February 11th 1881 and recorded in the Nicholas County Court Clerks office in Deed Book No. 8 at page 438. To have and to hold said property unto the party of second part and his heirs and assigns forever. And said parties of the first part hereby release all their right and interest in said property including the Homestead Exemption allowed by law; and covenant to warrant generally the title to the property hereby conveyed. This deed, between E. F. Williams and his wife, Sarah Williams of Nicholas County Kentucky, of the first part, and Susan Dennis, wife of Joseph Dennis, of Fleming County, Kentucky of the second part. Witnesseth, that said party of the first part in consideration of Three Hundred and Fifty Dollars ($350), three hundred and twenty five dollars ($325) thereof in hand paid by the transfer of seven real estate notes to the party of the first part by the party of the second part and the remaining twenty five dollars ($25.00) due and payable at twelve months from this date for which the second party has executed her promissory note of even date with eight per cent per annum interest thereon from date until paid, the receipt of which is hereby acknowledged, do hereby sell, grant, and convey to the party of the second part and her heirs and assigns, the following described property, viz: A certain lot or parcel of land - with all the improvements therein - lying in Nicholas County, Kentucky, on the waters of Cassady Creek and immediately on the line of the L & L Railroad and the Carlisle and Park’s Ferry Turnpike road and is known as the Grocery House and lot of Benjamin Myers Deceased, and bounded and abutted on the west by the lot of Dr. A. H. Durrum and on the other two sides by said Railroad and Turnpike Road, Running to a point at the junction of said roads. It being the same property conveyed to the said E. F. Williams by D. W. Myers and wife by deed dated March 4, 1892 and is of record in Nicholas County Court Clerks Office in Deed Book No. 11 at page 616. Said second party has the privilege of one room on the first of Oct. next in which to store household effects, and on the first of November next, full possession of the property herein conveyed to be surrendered to the said Susan Dennis. A lien is claimed on said property as security for the payment of said unpaid purchase money. TO have and to hold the same, with all the appurtenances thereon to the second party and here heirs and assigns forever with covenant of general warranty. In testimony thereof, witness our signatures this 27th day of August A.D. 1893.

Beginning at a stake on the South edge of rock on the Blue Bank and Bellgrove turnpike 23 links N 14 ½ E from a small white oak at the fence on the South edge of said pike S 70 ½ E 10 poles to a stake at turn; thence S 68 ¼ E 19 1/10 poles to a stake past the culvert; thence S 54 ½ W 19-8/100 poles to a stake 1 pole from a set stone in the next line which stone is 1 pole from J. A. Carpenter line; thence S 4-¾ W parallel with and 1 pole from said Carpenter’s line passing at 1 pole said set stone in all 28-32/100 poles to a set stone in the field; thence N 14 ½ E 34 ½ poles to the beginning and contain ten acres.
To have and to hold the same together with all the appurtenances and improvements thereunto belonging and hereby conveyed unto the said second party his heirs and assigns forever with Covenant of General Warranty.
